Instead, consider updating the living space with any of the following six projects. Not only will you live a more comfortable life but you will recoup most of your building costs in added value in the home.

Convert the attic Without a doubt, adding extra room by turning the attic space in to a family room or extra bedroom will add significant value to your home. It will also cost the homeowner a lot in time, energy and aggravation as well as a pretty penny to complete the project. Check with a local realtor to see if the effort and added room will be worth the price when you sell.

Redo the kitchen – This project can also get rather pricey but realtors will tell you that an updated kitchen is one of the things most likely to help a house sell quickly. Depending on the appliances, cabinetry, flooring and counter tops chosen, the price could approach six figures. Of course, this needn’t be the case and the homeowner should show restraint depending on the neighborhood they live in. In this case, there is the possibility of “too much of a good thing” and you will not recoup your costs if you overspend.

Update your flooring – Replacing outdated flooring elements – shag carpet and linoleum for example – with natural stone flooring is a great way to update the look of the interior of the home. Ceramic tile is a great way to cover large areas and will last for decades. It is also one of the least expensive ways to add value to your home. It is a win=-win remodel as you get to enjoy the floor now but it will still pristine until you sell the house down the road.

Expand the patio – Just about loves to spend time outdoors at least once in a while. A reasonably sized stone patio area is perfect for entertaining, lounging or even getting a little work done. Wood decks are also worthwhile if the current one is in good shape but it is hard to match the new elements with the old, wood decking does not last as long as stone and are wooden decks are considered somewhat retro these days. All in all, the better value is in a stone deck.

Redo the bathroom(s) – Updated bathrooms are also high on the list of potential home buyers. Smaller bathrooms can be redone on a relatively small budget. Adding a new tile floor, a granite counter top with a matching tile backsplash and new fixtures can significantly upgrade the look of any bat or powder room without completely depleting your bank account.

Install a new front door – First impressions do matter and curb appeal is essential for adding value to a home. Adding a replacement door or, better yet, adding an expanded one with sidelights almost always adds more value than its cost. It is easily the most affordable project on this list but also potentially one of the most valuable. Consider adding a new front door while undertaking one of the other projects on the list for adding maximum value at limited cost.
